PRESENTING YOUR HOME FOR QUICK SALE

When selling your home, small changes can make all the difference to potential buyers.
Following are some quick, easy and inexpensive ways to make your home stand out:

De-Personalize The Decor - As much as possible, keep paints, carpets, window treatments and decor as neutral and pleasing as possible. As much as our home is our castle, too-strong personalized decor can make buyers feel uncomfortable and turn them off to purchasing your home.

The Exterior is The Buyers First Impression - Make sure lawn and landscaping are neat and trimmed. Walks and driveway should be free of weeds and stains. Badly cracked concrete should be repaired. Paint or scrub your front door for a fresh appearance.

The Power of Smell - We grow accustomed to the unique odors of our homes. Buyers are very sensitive to strong animal or cooking odors. A fresh coat of paint can do much to neutralize odors. Have carpets and draperies cleaned. The smell of cleanliness is the best smell for prospective buyers.

Keep it Light and Bright - Make sure windows are sparkling clean and all light bulbs and fixtures are in good repair. The lighter and brighter your home, the better the impression on buyers.

Clean and de-clutter - Kitchens and baths must sparkle. Cupboards and closets must be neat and organized. Replacing worn or stained carpet and flooring can also help speed up the sale of your home.

PACKING TIPS TO MAKE YOUR MOVE EASIER

  • Use boxes that are in good condition and secure them tightly with strapping tape on the bottom and the top.

  • Don’t load more than 50 pounds into any one container and try to distribute the weight evenly.

  • Cushion contents with newspaper or some other packing material to prevent items from breaking.  Towels and sheets are great for wrapping fragile items.  Cloth napkins and paper plates are good separators for dishes.

  • Label each box with its contents, which room it will go in and whether it is fragile.

  • Pack heavier items such as books into smaller boxes in order to keep their weight down.

  • Have your rugs and comforters cleaned before you move.  Leave them in the cleaners plastic for protection.

  • Seal liquids to prevent leakage and pack them into sturdy plastic containers.  Seal medicines and smaller liquid items in ziploc type bags to prevent messes if they leak.

  • If you are moving across town, think about keeping clothes on their hangers and simply move them in your car.  Also, moving company wardrobe boxes allow you to hang your clothes and keep them from wrinkling.

  • Keep all important documents and valuable with you.  Don’t pack anything that you cannot easily replace.

  • If you have to stay somewhere temporarily and have to store your furniture or other large items, consider using a mobile mini storage unit.  That way you only have to load and unload your things one time.
