For the FREE Competitive Market Analysis (CMA) you fill out a form with some information about your home, contact information and any specific questions you may have. This form is sent to me and I will analyze MLS data and county tax records to estimate the value of your home and give you a CMA.
I use two sources because the information in MLS is maintained by real estate professionals. The information on the tax records is the value of the sale actually recorded by the County Recorder's office as a result of submission from the escrow company. Tax records are a more reliable source for the financial information and MLS provides the features and upgrades the home had when it was sold. The two together give the most accurate estimate of your home’s value.
Supply and demand also plays a huge factor in determining the value of your home. Therefore we will preview your competition and analyze the differences between your home and the competition to best position your home to sell for the highest price possible in the timeframe you need.
