Lending, the mortgage company. A mortgage company/Loan Officer can "make or break" the deal for your new home...regardless of how competent your real estate professional may be.
Typically this is the first step in the process of buying a new home. Based on your income, credit and other information, the lender will have several loan programs that you will be able to qualify for. This will give you the information you need to begin the process of looking for a new home. You can make sure that your real estate professional stays within the financial parameters required by the loan program you chose.
You need an organization that not only has competitive rates and fees, but someone who is knowledgeable, creative and understands the meaning of "dates" and you have entered into a legal contract and they must perform. From my experience, I prefer mortgage companies that for the most part are self-contained. Meaning that they own all of their services and have their own employees to execute those services, including underwriting and funding their own loans, etc. Because they own the whole thing, they are in more control of the financing process. They may "sell" the loan after closing, but that is not relevant to the actual transaction process. It does mean they have the capability internally to underwrite loans for various lenders/investors so the loan can be sold to that same lender after closing.
